4 Steps to Choosing Your New Home

Searching for a new home is a time consuming process. It is also enticing to buy the first home you have seen. However, be careful because you could not return the home that you bought after you moved in. Lots of homeowners right now found out that home hunting is fun by following the tips below;

•    Be familiar with the rules

First, it is a fun idea if you are familiar with the home requirements at your selected location. You can start by checking the home builders and also the local board. When you are buying a real estate, there are lots of added requirements to be followed made by the real estate developers.

These added requirements cover a wide range of things like building materials, fences, facade styles, heating and cooling system. Usually, these are all called design guidelines for the real estate.

•    Choose the floor plan that suits your preference

You can choose the ideal floor plan for your needs if you glance at the builder’s floor plan. You can start by comparing your wish lists with some other offer. You can formulate choices by knowing how many square meters of lot you can afford to pay. However, smart investors recognize that there are so much more when it comes to a good investment.

Think cautiously what your needs are. It is very tempting to get a larger lot area for your home. But bigger is not really better- this can add costs in the near future.  A good home design that does not waste space is better to live in and holds better value.

•    Find a perfect fit

Be sure that your preferred home will fit properly on your lot area. For instance, check properly the width of the home’s frontage and setback requirements. The builder can help you during this process.

A floor plan that is facing in the right direction of your block can make a home comfortable. This can lessen expenses for the cooling, heating and lighting system.

The following are some tips for proper positioning of your living areas;

•    In case your block is facing to the south, the living areas are placed at the rear of the home – a very easy solution!
•    If the block faces east or west, the living areas must be placed at the rear of the home that faces to the north side.
•    If the front of the block is facing to the north, place the living areas in the front’s home and increase the setback with a spacious garden at the front.

In case you have a sloping block, consider the type of home that suits best with least drainage costs and excavation. Discuss this kind of problems with the builders and ask them about the best home design. Ask the builder that your home must have privacy from your neighbors.  The bedrooms must keep away from noisy areas such as driveways and neighbor’s living areas.

•    Choose north for the living areas

North is considered as the perfect position for the bedrooms because these rooms get a lot of sun in a day. North area can easily shade the room from the unwanted sun. During summer season where the sun is high, the eaves can shade the rooms which are facing in the north. However, during the winter, the sunlight comes under the eaves.

In case the living areas cannot get enough sunshine, ask the builder if there is a solution to rotate the floor plan. This kind of idea can make a better positioning of the site.

By familiarizing yourself with the tips above, choosing a home this year is not difficult.
